Window cleaning, soft wash & screen repair — answered
Real answers about pricing, service area, and the soft wash method — the same questions homeowners across the Phoenix Valley ask us before booking.
Pricing & Booking
How much does window cleaning cost in Phoenix?
Window cleaning is priced per visit based on window count and access — it’s an expanding service, quoted on-site. Every other service on our Services & Pricing page lists a real price range up front, not a "call for quote."
Do you offer free estimates?
Yes. The ranges shown on our site are real reference prices, and your exact quote is confirmed on-site at no cost before any work begins.
What payment methods do you accept?
Zelle, Cash, Card.
How do I book a service?
Book directly through our online booking system — pick a service and a time that works, and we’ll confirm the details from there.
Service Area
What areas of the Phoenix Valley do you serve?
Phoenix, Mesa, Glendale, Scottsdale, Gilbert, Peoria, Surprise, Buckeye, Sun City, Cave Creek, Paradise Valley, San Tan Valley, Verrado, Waddell — and the greater Phoenix Valley. Not sure about your street? Book and we’ll confirm coverage for your exact address.
Do you work with HOA communities?
Many of the neighborhoods we service send HOA compliance letters every spring flagging torn screens or dusty exteriors — we regularly help homeowners get ahead of those before the letter shows up.
Soft Wash vs. Pressure Washing
What’s the difference between soft washing and pressure washing?
Soft washing uses low pressure paired with the right cleaning solution to lift dirt and organic growth. Pressure washing uses high-force water alone. We default to soft wash almost everywhere because it’s gentler on the surface — and reserve pressure washing for durable surfaces built to take the extra force.
Is pressure washing safe for my roof, driveway, or stucco?
Not always. High-pressure washing can crack roof tiles and shingles and damage concrete or painted stucco when it’s used on the wrong surface. That’s exactly why we soft wash roofs and exteriors by default.
Windows & Screens
How often should I get my windows cleaned in Arizona?
More often than you would in a milder climate. Phoenix Valley monsoon season brings dust and haboob storms that coat glass in fine silt, so most homes here need window cleaning on a shorter cycle — we’ll give you a straight read on cadence when we quote your home.
Why do my window screens wear out so fast here?
Arizona UV exposure accelerates screen wear far faster than in most climates — mesh that would last a decade elsewhere can go brittle and tear here in just a few years. That’s normal, not a sign you did anything wrong.
What’s included in a screen repair or rescreen?
Anything from a single torn screen to a full-home rescreen — see Screen Repair & Replacement for real pricing by scope.
Roof Cleaning
What causes the dark streaks on my roof?
Almost always Gloeocapsa Magma — a common algae growth that shows up as dark streaking, especially on north-facing roofs, driven by Phoenix’s monsoon-season humidity. It’s a real, common issue here, not a sign of a bad roof.
How often should a Phoenix Valley roof be soft washed?
Most homes benefit from a soft wash every year or two, more often on north-facing roofs prone to algae growth from monsoon humidity. Pricing depends on square footage and pitch — we’ll walk through both when we quote the job.
Weather & Timing
When is the best time to book exterior cleaning in Phoenix?
Monsoon season (roughly June through September) is when homes here get dirtiest fastest, as dust and haboob storms build up on windows, screens, and exteriors. Booking before and after monsoon season generally gets the most mileage out of a cleaning.
